- How much is the monthly rent?
For the 49 low-income units, monthly rent is based
on 45% of the monthly gross income.
For the 11 market rate units, monthly rent is as follows:
One person, one bedroom: $1,418
Two people, one bedroom: $1,545
One person, two bedrooms: $1,609
Two people, two bedrooms: $1,876
Both rates include all utilities, a daily full breakfast and mid-day
meal, one-half hour of housekeeping per week, and a health clinic every
Wednesday.
- What are the low-income qualifications?
Age - Applicant must be 62 years of age or
older.
Family size - Applicant family must meet standard size for a
one-bedroom unit.
Income - Applicants annual income must be within the income limits
established for the Low-Income Housing Tax Credit Program.
Annual Income Limits:
1 person at 60%: $17,880, 2 people at 60%:
$20,400
1 person at 50%: $14,900, 2 people at 50%:
$17,000
1 person at 30%: $8,950, 2 people at
30%: $10,200

income bracket)
- What are the market rate qualifications?
Age - Applicant must be 62 years of age or
older.
Family size - Applicant family must meet standard size for a
one- or two-bedroom unit.
- Are there other eligibility requirements?
Yes. Residents must maintain personal independence
with limited assistance, including the physical and mental capacity
to provide self-care. For an additional cost, transportation and personal
care services are available through community agencies. Health screening/monitoring
and various activities are available free of charge.
- Are there elevators?
Yes, there are two elevators located in the center of the building.
- How large is each apartment?
Each one-bedroom apartment is 625 square feet, which
includes a small kitchen, living/dining room, bedroom, and bathroom
with ample closet space. Two-bedroom apartments are 809 square feet.
- Is cable television available?
Yes. Cable television and broadband Internet service
is available from Adelphia
Communications, at the resident's cost.
- What onsite facilities are available?
In addition to our beautiful, spacious dining room, the Leach Home offers
a great number of amenities including a hair salon, arts and crafts
center, exercise room, nurses office, library/lounge, small dining/conference
room, eight laundry rooms and a year-round attached greenhouse.
- What is available in the immediate area?
From the scenic recreational opportunities of Acadia National Park,
to the 80+ stores in the Bangor Mall, to entertainment at
the Bangor Auditorium and Maine Center for the Arts,
the Leach Home is located in the heart of this opportunity-rich area. A major grocery store is
located less than a mile away.
- What emergency services are available?
While we hope that everyone will remain healthy and safe,
occasionally residents may need additional assistance. We have personnel
on-duty 7 days per week with a 24-hour emergency call bell system. If an
ambulance is needed, immediate advanced life support services
are available from the nearby Brewer Fire Department.
- How is the Leach Home managed?
The Ellen M. Leach Home is professionally managed by the Brewer
Housing Authority. The BHA serves as prospective residents' first point
of contact. It also handles the resident application process, eligibility
determination, tenant orientation, and other administrative functions
vital to the home's operation.
